Belvedere Charlottesville is a 207-acre ‘green’ community offering 450 homes with well-thought-out green spaces and tree-lined streets located minutes north of the city of Charlottesville.

In 2022, the median price was $674,000 for single-family homes for sale Belvedere Charlottesville VA, and sit on .15-.25 acres.

Homes offer spectacular views of the Blue Ridge Mountains with manicured grounds in a park-like setting of 5 miles of quiet walking and biking trails.

While Belvedere Charlottesville might seem complicated it really is not. It’s just a large subdivision that offers rentals, townhomes, and single-family homes. And it did have its problems. 2008 was a bad year!!

The Reserve at Belvedere – a 294-luxury apartment rental complex. Rents range from $1765-2500/month.

The Center at Belvedere is a new senior center (the Center offers no housing) and offers wonder programs for everyone.

As I am a Charlottesville realtor, I will only discuss homes for sale in Belvedere Charlottesville here.

In 2022, 16 single-family homes were sold. The highest price paid was $973,000, the lowest price paid was $500,000, and the median price was $674,000.

In 2022, 21 townhomes were sold. The highest price paid was $547,500, the lowest price paid was $469,700, and the median price was $499,000.

In 2022, 2 villas at Belvedere Charlottesville were sold. The highest price paid was $665,000, the lowest price paid was $662,000, and the median price was $663,500.

The Villas at Belvedere offer first-floor master suites with two additional upstairs bedrooms, an attached 2-car garage, and a full, unfinished, walkout basement.

There are 2-3 villas in each block. And each block sits on .17 of an acre.

The villas were built by Stanley Martin Homes in 2017.

Belvedere Townhomes

In 2022, 16 townhomes and villas were sold. The median price was $499,000.

Townhomes were built by Piedmont Realty & Construction, Southern Development Homes, and Stanley Martin Homes.

Townhomes in Belvedere today are the Bainbridge model (2,203â2,306 sq ft) and are being built by Southern Development Homes.

Note – Don’t make the silly mistake of buying from a builder. Using a Charlottesville realtor will ALWAYS get you more upgrades. We know what the builders are offering!

The Bainbridge model offers 3 bedrooms, 3.5 baths, a flex room/office, attached garage, and is an open floorplan that includes a spacious great room, dining room & well-appointed kitchen with an oversized 9′ island, gas stove, chimney hood, granite counters, painted maple cabinetry, and an  8âx20â TREX deck. All homes are 3rd party tested for energy efficiency & come with PEARL GOLD certification.

Single-Family Homes for sale in Belvedere Charlottesville VA

Belvedere single-family homes offer a detached 2-car garage and a 1-bedroom carriage house above.

All are Earthcraft certified.

Homes offer an open, light-filled floor plan usually with a full walk-out basement.

Homes range in size from 3 bedrooms/2 baths to 6 bedrooms/5.5 baths.

And from 1,545 to 4231 finished sq ft.

A carriage house has a full-size kitchen and stackable laundry.

Note: Carriage houses rent from $800-$1200 per month.

Architectural styles include Arts & Crafts, colonial, and traditional.

Belvedere amenities include protected green spaces, a 25-acre, community organic garden, SOCA fields & an indoor soccer arena/fieldhouse, the Village Green, a playground, small parks throughout the property, the Dabney Dog Park (an off-leash dog playground and play area), SOCA athletic fields, a community firepit, a farmer’s market, Arts in Place, Thursdays Around 5,  Saturdays After Seven, social mixers, and the nearby Fairview Swim and Tennis Club (membership required).

Note – The 20-mile, Rivanna Trail goes by Belvedere so hikers can get on the trail that encircles the city of Charlottesville and connects to six city parks.

The 3-acre Belvedere Station, located in the center of Belvedere, was built as a mixed-use development that offers retail, commercial, and townhomes. It is temporarily closed according to the site. I think there is a coffee shop and dentist here now.

Belvedere HOA Fees

Single-family Belvedere HOA fees as of Dec 2022 are $150/month and $750 association setup/transfer fee.

Belvedere Villa HOA fees are $222/month and a $100 Association Setup/Transfer fee.

Belvedere Townhomes HOA fees are $230/month and a $750 Association Setup/Transfer fee. Lawn maintenance & TING Fiber internet is included in the HOA.

Albemarle County property taxes for townhomes in 2022 average $3,500 a year.

HOA fees cover area maintenance, a master insurance policy, the play areas, professional management, and a reserve fund.

Builders include Church Hill Homes, Craig Builders (the Avondale Breezeway and Currituck Breezeway), Eagle Construction of Virginia, European Homes, Piedmont Realty & Construction (now part of Stanley Martin Homes), Southern Development (The Bainbridge model townhomes), Stanley Martin Homes (Villas at Belvedere), Stonehaus (the original developer in 2007), and Wendell Gibson Homes.

As of 2019, the new developer is New Belvedere Inc.

Belvedere History – Belvedere Charlottesville sits on the site of a 200-acre, 18th-century, black community known as Free State. Free State had a population of 450 in 1833.

When the developers realized what Belvedere was sitting on they named streets in the development after inhabitants of the old Free State community including Critta, Sally Hemingsâ sister. A cemetery has been set aside as parkland.

Albemarle County Public Schools serve Belvedere with Agnor-Hurt Elementary, Burley Middle, and Albemarle High School.

Location: 2.5 miles from downtown Charlottesville.

Directions: Take 29N to Rio Rd. Turn right onto Rio. Turn left after Covenant Church onto Belvedere Blvd. Turn right onto Free State Road. Turn right onto Free State Drive. 

While Belvedere offers Charlottesville new construction and luxury townhomes, it is known as New Urbanism.

If New Urbanism appeals to you then Belvedere Charlottesville is for you.

My thoughts…99% of the homes for sale in Belvedere Charlottesville VA sit on .15-.25 of an acre, and that is tight. I quote from Charlottesville Tomorrow, âThe homes are built right by the sidewalk and you can talk to the neighbors when they walk by…” So if you want privacy forget it!

Meanwhile, builders continue to build Charlottesville new construction homes which can also be a nuisance.

I do like the idea of hiding driveways and garages behind homes that are only accessible by separate alleyways.

While the Belvedere community Charlottesville VA is similar to Old Trail Crozet, I’d take Old Trail Crozet any day. Old Trail is open and has magnificent Blue Ridge Mountain views.

Others have said Belvedere is like the Belmont Charlottesville neighborhood. Belvedere is not at all like the Belmont neighborhood. Belmont is old & hip.

Belvedere is cool to the developers and they’ll certainly let you know this.

However, as a savvy Charlottesville buyers agent, I need to let you know my true thoughts.

Although I rank it as one of the best Charlottesville suburbs and Charlottesville best neighborhoods, I give it a 7 out of 10. Why not a 10? It’s just too big. Plus there’s no interest in the commercial mixed-use real estate as no one wants to rent here, and finally, because it sits ‘on’ a historic, eighteenth-century, black community.
